ارزیابی تطبیقی «شرایط کالبدی مسکن» در محله‌های منتخب منطقه 2 شهر تهران

چکیده

مسکن یکی از اساسی‌ترین نیازهای انسان است که بشر با آن روبروست. توجه به مسکن و وضعیت آن در کلان‌شهرهایی مانند تهران همواره موردتوجه پژوهشگران بوده است. در این پژوهش تلاش شده است تا با توجه به هدف اصلی «ارزیابی تطبیقی شرایط کالبدی مسکن در محله‌های منتخب منطقه 2 شهر تهران» به این پرسش پاسخ گوید که «آیا در سطح محله‌های منتخب منطقه 2 شهر تهران به لحاظ شرایط کالبدی مسکن، نابرابری وجود دارد؟ و اگر وجود دارد، این نابرابری تا چه اندازه است؟». پژوهش حاضر از نوع کاربردی و پیمایشی بوده و به‌منظور جمع‌آوری داده‌ها، از پرسشنامه همراه با گفتگوی رودررو استفاده‌شده است. در پژوهش حاضر هفت شاخص تدقیق گردیده و فرض بر این است که شرایط کالبدی مسکن با شاخص‌های تعیین‌شده قابل‌تعریف است. این هفت شاخص عبارت‌اند از: مساحت واحد مسکونی، تعداد طبقات، سازگاری کاربری‌های هم‌جوار با مسکن، تعداد اتاق در واحد مسکونی، عمر بنا، کیفیت ساختمان و الگوی مسکن. نتایج پژوهش نشان می‌دهد که به دلیل اختلاف نسبتاً زیاد در مقدار عامل "شرایط کالبدی مسکن" در محله‌های شهرک غرب و سعادت‌آباد که در وضعیت بسیار مطلوبی قرار دارند با محله‌های شادمهر و طرشت که در وضعیتی متوسط هستند، نابرابری به لحاظ "شرایط کالبدی مسکن" در محله‌های منتخب منطقه 2 شهر تهران بسیار قابل‌توجه است. لذا نحوه توزیع و دسترسی به شاخص‌های کالبدی مسکن در محله‌های مذکور عادلانه نبوده و افتراق و نا عدالتی فضایی در توزیع شاخص‌های موردمطالعه در بین محله‌های منتخب منطقه 2 شهر تهران وجود دارد.

Housing is one of the most basic human needs that humanity faces. Paying attention to housing and its condition in metropolises like Tehran has always been the focus of researchers. The main goal of the research is a "comparative evaluation of the housing physical conditions in the selected neighborhoods of the 2nd district of Tehran". The current research method is applied. In order to collect data, a questionnaire was used together with face-to-face interviews. In the current research, seven indicators have been verified and it is assumed that the physical conditions of housing can be defined with the determined indicators. These seven indicators are: the area of the residential unit, the number of floors, the compatibility of adjacent uses with the house, the number of rooms in the residential unit, the age of the building, the quality of the building and the housing pattern. The results of the research show that due to the relatively large difference in the amount of the “housing physical conditions” factor in the neighborhoods of Shahrak Gharb and Saadat Abad, which are in very favorable condition, with the neighborhoods of Shadmehr and Tarasht, which are in an average condition, inequality in terms of housing physical conditions is very noticeable in the selected neighborhoods of District 2 of Tehran. Therefore, the way of distribution and access to the physical indicators of housing in the mentioned neighborhoods is not fair and there is a difference and spatial injustice in the distribution of the studied indicators among the selected neighborhoods of the 2nd district of Tehran.
